Japan s vacation home boom of the 1980 s has largely fizzled with its collapsing stock market and urban land market. But even there, the market for vacation homes remains hot in places like Karuizawa, Lake Kawaguchi, and Hakone.

Is Europe s Housing Market Next?

It became widely believed that financial markets are such sublime poolers of information that they represent a collective judgment that transcends that of any mere mortal. James Surowiecki s bestselling 2004 book, with the outrageous title The Wisdom of Crowds , pressed this idea forward at the very height of the real estate boom.

Will no other cities benefit? Worse still, could the mood in housing markets soon lead prices in downward?

A quick review of the real estate market in the world leads to the conclusion that China s real estate market hasn't experience major crisis except for the localized crisis in Hainan Province as we mentioned before. This is because commercialization of property is a relatively recent phenomenon in China. However, it's alarming to note that the real estate crisis in the United States triggered a global financial tsunami in 2008, just a decade ago.

Think of the story of the real estate boom in the United States and other countries in the first half of the 2000 s. This was a story not of a bubble rather, the boom was a triumph of capitalist enterprise in a new millennium.

As the two child economic develops and the maternal and child market thrives, various grades of confinement service centers appeared around China, from Beijing, Shanghai and Guangzhou to the 3rd and 4th tier cities.

Moreover, housing market reforms and the development of a mortgage loan market in the late 1990s fueled rapid growth in real estate investment, which reached an annual rate of over 20 in 2000. As a result, real estate development became the most important contributor to economic growth, even as exports boomed following China s accession to the World Trade Organization.

But then the US Federal Reserve hid these weaknesses by engineering a housing bubble that led to a consumption boom. It will take years to overcome the excessive indebtedness and real estate overhang that resulted.

In other words, Governments require the capability or capacity to effectively deliver services and to develop in ways that allow both markets and democracies to flourish.

Boom mentality spread to Los Angeles, New York, and Sydney around 1997, to Paris in 1998, to Miami, Moscow, and Shanghai in 2001, and Vancouver around 2002. These and other cities have been booming pretty much ever since prices in most are up at least 50 in real terms since 2000.

And at that time... all the cities were intact... and flourishing.

High home prices are already putting great stress on many families, which are struggling to make their mortgage payments. When interest rates go up, these payments will (when the rate is variable) also go up, possibly becoming unsustainable.

BEIJING China s real estate sector has been a source of serious concern for several years, with soaring property prices raising fears of overheating in the housing market. But, with price growth easing, it seems that the government s campaign to rein in property risk is finally taking hold.

The new Urban Housing Strategy of 1996 focuses on land, housing markets and financial strategies.

The futures market at the Chicago Mercantile Exchange is now predicting declines of around 15 more before the prices bottom out in 2010. These are the market s forecasts and it is not a very liquid market.

Financial institutions and markets assumed productivity would continue to grow at the pace of the late 1990 s, which fostered an asset price boom that conveyed an illusion of well being those not directly involved in the financial bubble were coopted through buoyant international trade. European growth, with its heavy dependence on trade, received a special boost, as did emerging markets.

As I argued last year, in the second edition of my book Irrational Exuberance , the boom is rooted in speculative investment by ordinary homebuyers, fueled substantially by the worldwide perception that capitalism has triumphed, and that all people must look out for themselves by acquiring property. Convinced that private ownership has become essential to smart living, buyers bid up home prices.

The booms in these markets can be traced substantially to the growth of the idea that one should always continually hold as many of these assets as possible, just as that you should drink green tea or eat dark chocolate every day for antioxidants. Such ideas create artificial demand but only for a while.

Well developed markets for real estate derivatives would allow homeowners to kick the gambling habit. A liquid, cash settled futures market that is based on an index of home prices in a city would enable a homeowner living there to sell in a futures market to protect himself.

This decision became necessary despite the claim that globalization and free markets are supposed to spread prosperity far and wide.

The boom in the housing market appears to have passed its peak in Australia and inflation was subdued, but some increase in inflation is expected in both countries in the short term.

The most expensive real estate on this planet in every city Wilshire Boulevard, or Fifth Avenue, or Tokyo, or Paris the most expensive real estate is their downtowns.

However, none were disposed of in 2004 as a result of unfavourable real estate market conditions in addition, the buildings of the countries under review are situated on government properties.

The US housing boom is due, first, to low interest rates, which mean that large amounts of money can be borrowed for mortgages with moderate monthly payments. Low interest rates strengthen the ability to pay, and thus boost demand.

Unfortunately, no precise mathematical model can determine correlation across securities, which is always an educated guess based mostly (sometimes entirely) on past behavior. Thus, the explosion of CDOs in the United States during the housing boom was predicated upon the shaky assumption that house prices never fall nationwide.

It is hard to believe that any increase in aggregate demand will boost the housing market which, remember, was buoyed by visions of steady price appreciation that few seem likely to hold today sufficiently to re employ all these workers. Hurst estimates that this structural unemployment may account for up to three percentage points of total unemployment.

Housing and housing finance At the root of the global financial crisis, the troubled US housing market continues to act as a millstone around the economy s neck. The longer the problems persist, the greater the pressure on consumer and business sentiment, and the harder it is for the unemployed to find and relocate to new job opportunities.

But it probably will have little to do with a bond market crash. That was the case with the biggest US stock market corrections of the last century (after 1907, 1929, 1973, 2000, and 2007) and the biggest US housing market corrections of all time (after 1979, 1989, and 2006).
